Sushil clarified the following concerns on the quotation forwarded by

Ans: sorry,the date was not changed. i had sent a earlier quote on the same date.
2. If your prices were for both the blocks or individual block?
Ans.: the quote is for single block.you need to have similar units for the other block too.
3. What will be the total amount (all expenses included such as transporting, uploading, installation etc.)
we need to pay you to purchase the equipment, install it and get it operational?
Ans.: the above prices is inclusive of transportion, uploading and installation).
4. What is the warranty or Guaranty period for this equipment?
Ans.: the above system has a guarantee for one year. any manufacturing defects would be attended by us.
5. During warranty period, how frequently you will visit the facility for inspection and repairs if any?
Ans.: We would provide 4 visits during the first year of operation. any replacement would be taken care by
us without charging you.
6. Will there be any charges payable for your repairs during waranty period? If yes, on what?
Ans.: the only thing that you would be using as a consumable is salt.
7. When do we need to sign up for the AMC? What will that amount be?

This is in reference to the discussion we had regarding fitting a water treatment plant to remove hardness present in water. We are pleased to submit herewith the scheme for setting up a Softener based on the requirement . Hardness assumed is 650 ppm.

What are the effects of Hardwater?
Hard water can be detected easily, even as one performs personal hygiene such as hair washing, or through the appearance of fixtures and appliances or changes in heating costs.
• Clogged pipes and/or appliances could be a sign of hard water. Hard water mineral deposits can form in coffee makers and can build up in pipes or plumbing equipment. A consumer may notice a reduced water flow, as well as an increase in the number of calls to a repair person.
• Consumers may notice a film on their bathtubs or shower tiles, or even on themselves. The film that is left often results in additional scouring and scrubbing of the affected fixtures, and can cause hair to be dull and limp, and dry the skin.
• A consumers water heating costs could increase as a result of hard water. When hard water is heated, the minerals can precipitate and form scale. Besides buildup, mineral deposits can form an insulating barrier between the heating element and the water to be heated.
• The calcium and magnesium in hard water act on many soaps and detergents to reduce their sudsing and cleaning capabilities. The soapy residue they form can be abrasive and reduce the life of clothing.

The Lifeguard Softener is a manually operated ion exchange unit designed specially for domestic/apartment use. It is simple to operate, inexpensive to maintain and is widely used in the domestic sector. The softener comprises a FRP pressure vessel containing a bed of cation exchange resin, a regenerating system and control valves. A strongly acidic cation exchange resin in sodium form is sued to exchange sodium ions for the hardness forming calcium and magnesium ions

PRICES-

Our prices for design, engineering and supply as per the Scope of supply for the sand filter and softener for every day regeneration shall be RS 90000/-( Rupees ninety thousand only)

Taxes : VAT @ 12.5 % extra

TERMS OF PAYMENT

60 % advance, 40 % against delivery and successful erection and commissioning

DELIVERY SCHEDULE

Within 3-4 weeks from the date of receipt of your commercially clear and confirmed order along with necessary advance payment.

VALIDITY

This offer is valid for 30 days from the date hereof.

Note : Salt required per regeneration would be 38 kg for 240 ltrs softener and 76 kgs for 480 ltrs softener. The softener would produce 20 m3 of softened water for every day regeneration and 40 m3 for every two days regeneration.

The initial capital cost for 60 apartments would be Rs 3400/-. The salt required for regeneration is 38 kgs every day. The cost of salt is Rs 3.8/-. The cost per regeneration would be Rs 289/- every day or Rs 8950/- per month . The consumable cost per apartment would be Rs 150 per month.

There would be 10 % replacement of resin every year .ie around 50 litres. The current prevailing cost of softener resin is Rs 95/- per litre. Ie Rs 4750/- approximately per year.

The annual maintenance service contract for the softener would be Rs 6000/- . This would include service visits twice in a year, defouling of softener resin using resin cleaner , replacement of resin and arrest of water leakages and ensure the water quality is maintained.

Why are we going back to ancient days?
Why can’t we utilize this service efficiently for communication?

There are some drawbacks of putting all our problems on notice board as well

URGENT ATTENTION -- WATER SUMP LID BROKEN

Dear Admin Team,
please note that water sump lid is totally broken and is in a bad shape, all dust & other contaminants are daily falling into the water tank creating a major health scare , already this issue has been highlighted to the concerned. Being a summer there is a likelihood of major breakout of virus & bacteria contamination. Please take necessary action to rectify the same. The lid is breaking very often and needs to be rectified once for all.

Corridors are being littered with Garbages

There has been repeated incident of the waste ( Polythene bags ) being left in the corridors instead of disposing them in the dustbin provided at the basement(parking lot). I would request all the inhabitants to give strict insrtuction to the respective servernt maids to throw the waste into the pit provided instead of leaving it near the lift or corridor.It is also observed that the lift is being used to carry the garbage by the maids, This causes sometimes garbage and water beingn spilled in the lift. I would welcome any solution or suggestions to solve this problem.
Please co-operate and help in keeping the apartment neat and clean.

BBMP Property Tax Self Assesment Scheme 2009

Property Tax SAS 2009 for Property Owners

BBMP Bangalore comes with innovative ideas for easy and safe payment of tax. BBMP started collecting property tax from February 10 and the property owner can pay their tax through Citizens' service center. It is estimated that government can keep track on the tax collected as BBMP organized one center for 4000 property and property owner can get information from BBMP on property tax collecting center from helpline that operates daily from 11 am to 2:30 pm.

BBMP has come with training session for property owners' to get clear idea on calculation of tax. Currently BBMP collects property tax from Citizens' service center for the year 2008-09. The property holders having arrears can contact zonal joint or additional commissioner for further proceeding. BBMP has advised property owner to calculate property tax on Unit Area Value (UAV) and not on the basis of Annual Rateable Value (ARV) which were previously calculated.

ARV is calculated based on expected rent from the property for the owner and UAV is method similar to optional SAS method in year 2000. UAV is calculated on the basis of expected returns and calculated on per square foot per month i.e., Unit, and value changes depending on particular location or street i.e., Area and the rate is multiplied which is Value. Therefore this method is known as UAV method.

Huge fine system for wasting water due to tap opened

This particular item is there in existence from the beginning. All ofus agree that this is one of the main culprit in our water problem. Ihave seen many early communication mentioning Rs. 1000/- fine etc..

However, till now we have not identified a process on how to implementit. There is no monitoring mechanism (manual, mechanical or automatic)that now tells us that , yes a tap is left opened and water is beingwasted. You can't expect the flat owner to volunteer out thisinformation with the fine amount.

We need to think for a new and innovative process through which we cando some tracking.To be frank, I also don't have any suggestions as of now, but justwanted to highlight this item, so that it is in our scope.

I am also not fully convinced on the water meter solution, as thatmoney being spent (for tracking purpose here) can be utilised forother things like deepening our bore well or any other long termsolution.

  2. To find your last year TAX calculation: Click here and choose the second option, Give “83” as our ward number and give your new municipal number in the second textbox, its “105/1-5” for my flat.
  3. A new page would open, click on Kagadaspura and you will get to know your calculations which you have paid last year.

Water Problem....

Fixing a water meter is a good idea, but I don’t know how far it is suitable for our pipeline design because as per my knowledge there are couple of backbone for each verticals and obviously this is correct architecture too because supplying water for all outlets for a flat from a single backbone results slow water flow, If it would have been a single valve per flat architecture, then we could think of it. Now we need to pump-in huge money to set it up, say 500 - 1000 bucks per flat.

Moreover it’s a kind of reactive measure and would create problems every day, meaning indirectly we are saying “We don’t care about the water consumption if the cost for excess usage is collected” - is not appreciable.

As Karthik said “Leaks can easily be identified” would be the only advantage. I would say “finding a water consumption baseline per flat” would be the starting point for inviting problems (or) initiating micro level management (or) increasing complication on our system. Eventually this is not going to work out (or) solve any of our water problems permanently, so spending time, money and efforts towards fixing the water meter is worthless at this point of time is my personal opinion.

Instead,

1. Fixing individual valves per flat even it is 2 or more backbones
2. Water available time (2 hours in the morning & in the evening)
3. Huge fine system for wasting water
4. Educating flat owners about the situation
5. Educating tenants about how to open the tap and close it.
6. Increasing Maintenance atlast if no other way to go

could help us to fix this problem permanently

Ø On an average we are buying 7 water tankers on a daily basis.
Ø Each load of tanker is approximately 4500 - 5000 lts.
Ø Total Amount of Water bought in a day is +35000 lts.
Ø The Rate of Water consumption per day by each flat if calculated looks like this: -
Ø 35000 lts. / 67 flats (Block A & B) = 500 lts. Per flat (approx.)
Ø Cost of Water per day is INR 200/- x 7 tanker load = INR 1400/-
Ø Cost of Water per month is INR 42000/- (approx.)

Do Everybody in the Apartment Complex agree that each of us are consuming 500 lts. of water on a daily basis (OR) Is there a missing link in between the Input and Output.
Request everybody to share your thoughts on this and let us know whether we are on the RIGHT-TRACK as we need to do some planning for our future months to come as the shortage of water is started of in a bigger way across the KAGGADASAPURA area itself.
Please pin-up for your ideas / thoughts on this Water Problem either in the BLOG or in the Apartment Notice Board so that everybody can understand the positives and negatives and Arrive at a proper solution acceptable to all the Residents.

Bangalore Property Tax Self Assessment and Payment

You can pay the tax this time only at the BBMP help centers. With the BBMP commissioner's final notification out, the property tax collection across the eight zones may begin from February 10. Considering that this is the first year with a uniform SAS (Self Assessment Scheme) , BBMP centers were chosen to reduce the confusion in tax collection. As of now, 70 of the BBMP help centers are functional, the remaining will be functional in a week's time. There will be one help center for every 4,000 properties in the city.
As per the final notification of the commissioner published on January 31, rates have reverted to the SAS 2000 rates for both residential and non-residential properties for all the six zones.

Thoughts about ICICI

Hi Sachin/Ranjat,

thanks for your thoughts.I agree it might be of help. I also learnt that you can pay some amount and convert your loan profile to enjoy the interest rate as if you are a new member.

However, for almost 2 years since I started paying the loan, I noticed following about ICICI bank:
- Highest interest when compared to all other banks
- Raises interest as soon as RBI announces increase in the interest rate, other banks takes time including HDFC
- Be the last to reduce, that to very considerably when RBI decreases. I noticed atleast 3 months is taken by ICICI to respond to reduction.
Also I managed to pre pay some amount last year, inspite all that, the reduction of loan amount after paying for close to 2 years excluding my pre payment is less than 1 lakh, which is very shocking for me. This is all because of high interest rate. Even when we pre pay or increase the EMI the rate has the maximum say.

Moreover I am looking forward a reduction of atleast 2% if I convert. I also learnt HDFC is giving 9.75% when compared to 10.25% of SBI, but I still want to stick to public sector banks like SBI [RBI has 60% stake] or IDBI so that I can have healthy and trustable relationship which I didn't felt anytime with ICICI during the terms. Comments are welcome from others too.

Home Loan transfer to SBI

Hello Karthik,

I came to know you were trying for me regarding the loan transfer. Also, on the blog there are querries abt the loan transfer process. Anyways here I am to convey you that I have transfered my home loan from ICICI to SBI. As you have already said the documents required from the bank and the borrower i wont discuss abt it. But yes, for me the bank (SBI CV Raman Nagar) asked for interim gurantor i.e. when the loan is sanctioned and a draft is issued the bank needs to have a gurantor as they would be receiving the documents from the bank on a later date. I should also mention abt the financial evaluation of the flat and the documents needs to be done by the persons nominated by SBI. Also, I had to approach the RACPC office of SBI Main Branch as they would call you over there for the later formalities like issue of DD and submission of bank documents. So best of luck for all who are in a process and if i can be of any help i would be more than happy.

Good to know your interest in this conversion process. I am currently in touch with SBI bank manager in our area, Kaggadasapura. Following are the documets are required:
From Bank:
1. list of document held with ICICI2.A/c statement for 1 year and loan outstanding certificate3. Sanction letter4. Photocopy of all property document submitted to ICICI5. original tax paid for current yr.
From us:
1. Identity proof, ( passport/PAn/DL/ Electrol ID card) any 1.
2. Residence proof( passport/ telephone/electricy/gas bill/employer letter) any 1
3. original salary slip / certificate for last 3 mnths
4. IT returns (Form 16 & acknowledgement of IT dept.) for 2 yrs.
5. statement of Bank A/c for last 6mnths.
6. 2 recent passort size of both of account holder(s)
7. any 1 who has taken loan from SBI name of the branch, & their advocate name.
(this one is already provided to SBI BM)
8.khatha & tax paid
ICICI bank requires atleast 10 working days to give all the documents. So please go ahead and raise a service order for procuring the documents.

Home loan interest rates

Dear Mr Karthik,
I am also interested in switching over to some other bank from ICICI for homeloan. When I contacted SBI, they wanted an interim Guarentor for the full loan amount till the disbursement is made. Sbi offers very low rate compare to ICICI. You may also include me in your group for switching over to new bank

Home Loan


Dear Kethanites,
 
I somehow lost the thread of home loan related mail. Want to know how ICICI home loan takers manage the current interest rate. The current interest rate for me is 13% after reducing from 13.5% :-(. It is still very high when compared to other banks. Check the below link for the current interest rates.
 
The SBI bank and IDBI seems to be offering the lowest interest rates. I want to know whether any of Kethanites has managed to get loan from SBI? Thanks for inputs from Mr. Krishna who got loan from IDBI. I am planning to do a balance transfer to any of these banks. There will be loss of approximately 2.5% which is composed of 2% for ICICI closing/conversion rate and 0.5% for processing fees for my new bank. As per my calculation I should be able to tolerate this loss if I switch from 13% to 10.75% easily. And from next year onwards it should start paying me the benefits. If anybody else are planning then we should apply as a group and get benefits on processing fees and if possible in interest rates. Please write me if any of you are interested.

Regarding renting association room, I would like to share some concern/views with other members.
This will lead to the outside vehicle, persons coming in our premises. This is a security threat. This is quite dangerous for our small kids playing in common area. Specifically if the room is used as a storage place and for this outside tempo and labour will be visiting the premises routinely.
Also If I remember correctly, some time back we have conducted the opinion poll regarding the renting of this room which was rejected by most of the members.
Instead of renting it out we can develop the room which can be used by any of the member for conducting parties/get-together. The association can charge nominal fee from member for this purpose.
More than the income from the room, the security concern shall be priority.

Our MLA Mr.Raghu is now inspecting our area right from “SS Paradise” and the following points are already conveyed to him and he assured us to take care of everything

Now they are discussing in our "Meeting room" with our MLA.....

The Stones infront of "M.H.Stores" to disturb the "Nazhi work progress" would be thrown away immediately with officials and the work would be resumed any moment is one update!!

MOM - Annual meeting 2008 / 4th General body meeting

As scheduled, we had our “Annul meeting 2008” and “4th general body meeting”, Meeting started exactly by 7:40 PM and ended by 8:30 PM, Our association president organized it & approximately 35% attendance overall and around 70% from executive and official team.
The synopses are as follows:

· Money in hand: 95K, would be more than lakh this month
· Accounts up to dateness
· Infrastructure cleanness
· Pump replacement
· Water logging issues
· Road & street lights & Boundary issue(s) with our close by apartment
· Cauvery water refund (paid bills so far)
· Balaji layout community activity
· Accounts auditing – Mr.Sachin would probably help us this time.

What we have done in 2008 as a leadership team

· Almost all services with minimal maintenance fee (700 & 1000 Rupees)
· Space between 2 blocks are covered and permanently prevented from rainwater dipping
· Car parking issue closed
· No leakages & seepages
· Electricity transfer done for more than 50% of our residents
· AMCs for lifts, generators and so on…
· Notice boards & Name board
· Garbage boxes and alternative dates pickup
· Periodic cleaning of our sumps and overhead tanks
· Transparent Account maintenance with around 1 lakh surplus money in hand

Plus challenges like pumps got collapsed more than 8 times, drainage issues more than 3 times and many a times servant maid issues are faced.
