Rs. 4,100/- towards the Electricity Inspection charges has been paid on 23/02/ 2010 and we have received the acknowledgement.

NOW WE NEED TO FOCUS ON FIXING THE BELOW DEFECTS (Extracted from the Inspection Report). And we need to complete these within 15 days from the date of inspection (19/02/2010).

1. DG SET

- All Sundry and combustible material in the switch gear room/generator room shall be removed.

- Full length MV grade rubber mats shall be spread in front of all LT panels, DG panel boards.

- Instruction chart for restoration of person suffering from electric shock shall be displayed at conspicuous position at switch gear room/ generator room.

- Fire extinguisher suitable for electrical fire shall be made available in switch gear/generator room.

- Approved drawing and List of Authorised persons of your electrical installation under direct supervision of person holding competent permit issued by this department shall be exhibited in the switch gear room/ generator room.

- Cable glands shall be earthed.

- Earth electrodes shall be placed, reconstructed and maintained as per ISS 3043-1987.

- Energy meter and current transformers provided for DG set shall be got calibrated and test report shall be furnished.

- B & D statement for the units generated from the DG set shall be sent to this office regularly with in 5th of every month, failing which penalty of Rs. 500/- per month will be levied.

- Generator log book shall be maintained duly recording Generated units and shall be kept open at the time of inspection by inspecting authorities.

- Earth test results of all the earth pits shall be furnished.

- Approval copy of the DG set shall be produced. (Lifts)

2. LIFTS

- Lift Governor shall be got tested for its satisfactory operation from the lift agency and test report shall be furnished.

- Floor numbers shall be marked at each floor opposite to the lift car.

- Way of Lift Machine Room shall be marked soon after the last landing.

- Exhaust fan shall be in the lift machine room. (Not working, shall be repaired)

- Trained lift operator shall be appointed and the names of operators shall be provided to this office.

We will be having a meeting on 20th or 21st of this month to discuss about all open issues. The exact date and time will be displayed in notice board within a day or two.


Agenda:

1. To discuss about the issues/concerns about the water softener plant installation and decide something on it.

Note: Nothing to worry about the amount paid. It will not be used for any other purposes until the final decision has been made and at least 50% of the people have agreed upon. And the amount is being deposited as and when its collected.

2. Increasing the Monthly maintenance amount to meet our monthly expenses.

3. Discuss about some fixed dates for the payment of monthly maintenance charges (1st - 5th of every month), and the late payment charges.

4. Any other open issues/ concerns

I see there are still a lot of people who are not willing to pay the money for the water softner plant. I would like to know what is happening in this regard i.e. whether the softner plant is being installed or not...if not then what happens to the money which we have already paid..
 
Please understand that there is no consensus on such issues and it is becomes really irritating. I hope sincere efforts are out in clarifying this issue.

I too agree for a voting. If not online, at least send out a circular to obtain the opinion from each flat, through security.  If we have a majority greater than 50%, in favor of water softner plant, then we can proceed, also we will no have any more doubt / concern in our minds about this.
 
If we do not get a majority, then please call for a meeting and let us discuss in what way we can utilize the Rs.3500/- that has been already collected.

NB : Just by the numbers of whom have already paid the money, do not take an opinion that all those are in favor of water softner plant. Myself, have already paid, but I believe this money can be put in use for better projects than water softner plant. Last weekend itself there was delay in getting the tanker. And we are just in the beginning of Feb, summer is yet to come.......

Its not fair if its getting implemented without getting signed of from majority of the members and this would definitely have a -ve impact on the feature projects.

Despite several Kethanites' voicing out concern ....and still not being sorted out or atleast even answered to, it is not at all appreciated that the security is being sent around for the collections of Rs.3500/- from those who have not paid.

please arrange for a meeting and lets discuss and sort it out and I suggest sending the security for collecting every week will not work out and people will pay ONLY out of frustration which is not at all a healthy initiative for KEOA.

Lets focus on the project which will give us the visible benefit right away, Lets focus on high priority items.

I think we should come up with a "Priority / TODO list" for our apartment and come up with an action plan for each item. We shouldn't go fix/implement things randamly, Lets come up with the project/TODO list and act on those items on priority basis. This way we can also start saving money for our future project slowly.

Thanks for mail your thoughts....
The maintenance cost per sq/f will not work in the case of.....

a small family (2 to 3 members) living in an area more than ~1200 to ~1400 SqF (consumption can be very less)

The water wastage and saving will not be monitored or controlled with this idea (mean to say even a small SqF apartment area family can use more water relatively than a person who is having more SqF apartment area)

The tariff should be proportional to the usage....

I personally feel the only way to save water is to get it monitored / by tracking the consumption by installing some water flow meter / water meter for the respective tank or connections. ( This is not very difficult to install /maintain)

maintanance cost based on sq.ft size of the flat ??

Dear All,


Most of the premium apartments in Bangalore charge the maintenance cost based on the sq.ft size of the flat. Since the maintenance cost is proportional to the size of the apartment, it make sense to charge maintenance cost based on the flat size.

Lets think about this point and make changes in current system in case everyone agree with my proposal.

With the water treatment systeminstalled, toilets also flushed with the treated water.Is that correct?


My concerns are

1) I am sure that with this water treatment system, the maintanace cost of our apartment may go up from our current rate 1000Rs .Can someone involved publish the number assoliociated with maintanance cost of the treatment system and the life of the product?

2) We already have generator, lifts that requires heavy maintanace cost and repair cost.Hence we need to limit our expenses considering the apartment monthly maintanace cost.

Sushil clarified the following concerns on the quotation forwarded by

Ans: sorry,the date was not changed. i had sent a earlier quote on the same date.
2. If your prices were for both the blocks or individual block?
Ans.: the quote is for single block.you need to have similar units for the other block too.
3. What will be the total amount (all expenses included such as transporting, uploading, installation etc.)
we need to pay you to purchase the equipment, install it and get it operational?
Ans.: the above prices is inclusive of transportion, uploading and installation).
4. What is the warranty or Guaranty period for this equipment?
Ans.: the above system has a guarantee for one year. any manufacturing defects would be attended by us.
5. During warranty period, how frequently you will visit the facility for inspection and repairs if any?
Ans.: We would provide 4 visits during the first year of operation. any replacement would be taken care by
us without charging you.
6. Will there be any charges payable for your repairs during waranty period? If yes, on what?
Ans.: the only thing that you would be using as a consumable is salt.
7. When do we need to sign up for the AMC? What will that amount be?

This is in reference to the discussion we had regarding fitting a water treatment plant to remove hardness present in water. We are pleased to submit herewith the scheme for setting up a Softener based on the requirement . Hardness assumed is 650 ppm.

What are the effects of Hardwater?
Hard water can be detected easily, even as one performs personal hygiene such as hair washing, or through the appearance of fixtures and appliances or changes in heating costs.
• Clogged pipes and/or appliances could be a sign of hard water. Hard water mineral deposits can form in coffee makers and can build up in pipes or plumbing equipment. A consumer may notice a reduced water flow, as well as an increase in the number of calls to a repair person.
• Consumers may notice a film on their bathtubs or shower tiles, or even on themselves. The film that is left often results in additional scouring and scrubbing of the affected fixtures, and can cause hair to be dull and limp, and dry the skin.
• A consumers water heating costs could increase as a result of hard water. When hard water is heated, the minerals can precipitate and form scale. Besides buildup, mineral deposits can form an insulating barrier between the heating element and the water to be heated.
• The calcium and magnesium in hard water act on many soaps and detergents to reduce their sudsing and cleaning capabilities. The soapy residue they form can be abrasive and reduce the life of clothing.

This arrangement produces a filter bed with adequate pore dimensions for retaining both large and small-suspended particles. This filter consists of the vertical cylindrical FRP pressure vessel . One set of internal water distribution and collection system. One initial charge of filter sand ,and under bed material . One set of frontal pipe work and valves. Two pressure gauges to monitor head loss across the filter. . The valves are manually operated.

Water Softener LG SF2058: Considering hardness level of 600 ppm with a resin quantity of 240 liters and the output between regeneration is 20 m3. The Lifeguard Softener is a manually operated ion exchange unit designed specially for domestic/apartment use. It is simple to operate, inexpensive to maintain and is widely used in the domestic sector. The softener comprises a FRP pressure vessel containing a bed of cation exchange resin, a regenerating system and control valves. A strongly acidic cation exchange resin in sodium form is sued to exchange sodium ions for the hardness forming calcium and magnesium ions

SCHEDULE OF EXCLUSIONS

The following equipment/work are excluded from our scope:
1. Storage tank for raw water & treated water.
2. Pumps
3. Unloading, Security and storage of equipment at site.

SCHEDULE OF COMMERCIAL TERMS & CONDITIONS
PRICES-

Our prices for design, engineering and supply as per the Scope of supply for the sand filter and softener for every day regeneration shall be RS 90000/-( Rupees ninety thousand only)

Taxes : VAT @ 12.5 % extra


Our prices for design, engineering and supply as per the Scope of supply for the sand filter and softener for two days regeneration shall be RS 125000/-( Rupees one lakh twenty five thousand only)

Taxes : VAT @ 12.5 % extra

TERMS OF PAYMENT

60 % advance, 40 % against delivery and successful erection and commissioning

DELIVERY SCHEDULE

Within 3-4 weeks from the date of receipt of your commercially clear and confirmed order along with necessary advance payment.

VALIDITY

This offer is valid for 30 days from the date hereof.

Note : Salt required per regeneration would be 38 kg for 240 ltrs softener and 76 kgs for 480 ltrs softener. The softener would produce 20 m3 of softened water for every day regeneration and 40 m3 for every two days regeneration.

The initial capital cost for 60 apartments would be Rs 3400/-. The salt required for regeneration is 38 kgs every day. The cost of salt is Rs 3.8/-. The cost per regeneration would be Rs 289/- every day or Rs 8950/- per month . The consumable cost per apartment would be Rs 150 per month.

There would be 10 % replacement of resin every year .ie around 50 litres. The current prevailing cost of softener resin is Rs 95/- per litre. Ie Rs 4750/- approximately per year.

The annual maintenance service contract for the softener would be Rs 6000/- . This would include service visits twice in a year, defouling of softener resin using resin cleaner , replacement of resin and arrest of water leakages and ensure the water quality is maintained.
