Yesterday (21/11/2007), I had a meeting with Preethi security’s representatives, Mr.G.Somashekar- 92434 53040 & Mr.G.Manjunath - 92434 53041 at around 8 PM.

They are ready to take over all our maintenance activity, their approx charge per annum would be around 80,000/- (including 2 securities) but our monthly maintenance charges would be increased without any benefits for us, because

Their 1st question was how much you are charging for maintenance? When I explained about it, they stunned and told me that you should collect at-least collect 1200/-

They would provide security it seems, but their charges would be 4000/- per head.

They would take care of 24 hours power supply of course our securities would operate the change over mechanism it seems.

A manager from their side would come and work here it seems from 9 to 5 and would take care of our all our activities inclusive of monthly collection and also he would be our point contact for all activities like bills paying, electrical work, plumbing, carpentry, cleaning, motor operation and so on…

After listening for half an hour, I’m not fully convinced & felt that these systems would be ideal for 100+ flats. Also I personally felt that why should we pay unnecessary money for someone who come here and take the control of our premises.

More over if we increase our maintenance charge from 700 to 1200 we would be in a position to save 30 to 40 thousands easily per month with our existing system and we can utilize the fund for other activities as well.

This is my personal observation, Please comment/vote which is kept on the right side.

    I agree with you Krishna. I don't like giving the control of our premises to someone else. If we feel very difficult, we can think abt outsourcing in future.

    Paying the bills is not a great deal, it can be done online or near by EASY BILL outlets.

    For 24hrs power supply, we can get some technician and get the issue of manual changeover resolved, I think.

    For other activities/ services like, plumbing, electrical work, etc, we can have the contacts of one or two guys and have them posted on site and also display it at a easily accessible location (on display board or …).

  2. I also agree with Krishna, I was under the impression that the monthly maintenace bill per flat will come around or below Rs.1000/- with this outsourced facility, customised to our need. But if they just want to eat up the money like that, it is better we manage it ourselves. I also would like to add the reason why I suggested it. I have seen some cases earlier, where like ours, an association was formed and some people within the association were nominated for the maintenance work. When it comes to day to day operations, it was a bit involving work with all the small - small complaints of plumbing , electricity, other repairs etc. Due to this there was a general frustration in the meetings from that group that "we are doing all the work and we also have to pay for it, while others just pay and do nothing." And also some shouting and blaming happening during the auditing on the way expenses being handled. And at the end, the work was outsourced. This may or may not happen with us. However, if we are going to handle the maintenance ourselves, then my suggestion will be to establish a process and guideline that every one has to follow.
