Intercom
Why it is pending for such a long?
The vendor was asking around 5500/- for repair + Rs 800/- per flat. We felt it was not a reasonable price at all as this is almost new equipment cost. So we were searching for an alternative vendor, would be reason for the delay.
Now, Amarjit took the initiative, Thanks Amar. Anytime it would be rectified and back to normal, please bear with us.

Hi,
The below suggestion from Praveen is a good one.
Though it may not be feasible to automate it (if the bottom tank is empty and based on top tank's level indicator, if the motor is turned on, it will suck air), we can have an alarm installed. This will ensure that if the water level falls below a specific level in the overhead tank, the alarm will sound near security cabin and they can then initiate further actions.

Water Crisis
Hi All,
As we all are aware, we are would be facing water crisis during morning times and during late nights because of empty overhead tank which would take time to get water after informing security.
If overhead tanks were empty during morning 7-10 AM it would take minimum 20-30 minutes to get water in our taps, due to this most of us would be late to office. From couples of days it had become worst because of non-functional intercom.
I have couple of suggestion to overcome this:
- Turning on the water pump on time-based rather than waiting for some to inform security to turn on the pump
- Install a water level controller for these pumps. We might require 2 systems as we have two pumps (cost of this would be roughly around INR 2,500 to INR 3,500 each), this would have the following features:
- Over water and under water alarm for overhead water tanks and it would turn ON/OFF pump automatically
- Underwater level alarm and controller for sump if water goes below specified level in the sump pump would be turned OFF automatically
I would request you all to give your views and suggest some other good solution to get rid of this problem.

MOM & Activities of the day (30/08/08)
Attn owners!!
Today we came to know our owner is in station and we were forced to had an urgent meeting @ 2 PM and collectively gathered 5 important points & which was prioritized as follows
1. Building Documents handover
2. Rain water issues between two blocks
3. Permanent leakage on our Car Parking (A-Block)
4. Road Leveling in front of our building
5. Rs.5000 Pending amount + Rs.7000 corpus fund.
We invited our owner for the meeting, but since he was busy he sent Mr.Basvaraj. We gave all the points and explained him the issue in-between blocks and car parking leakages.
Mr. Basvaraj called me, Mr. Dhureen & Mr. Aslam in the evening with our original documents + Rs.12000/- cash. He showed us the original papers for verification. We validated the same and confirmed as well. Then Mr. Basvaraj handed over Rs. 12000 to Mr. Aslam and got the bill.
We went and met the owner for further discussion, Owner confirmed that he could not hand over the paper now as he needs to regularize it and 7 pent houses needs to be sold out, but he gave the assurance that once all his pent houses are sold out he would hand over the original documents to us for sure. He asked Mr. Basvaraj to take care of the rain water & leakage issues in the car parking.
I’m going follow up with Basvaraj on our car parking issue and I would request Balaji, Sivakumar & Karthikeyan to follow up on “Rain water issue”. Owner didn’t commit about Road leveling, but apart from this all the other points are addressed.
We just casually walk around and met Mr. Sudharsan and Mr. Raghuram, President and Secretary of “Priyanka Parade” and discussed about our “Drainage systems, roads and street lights”, they said that they would support fully for any of our welfare activities.
Similarly I’m planning to meet other association presidents as well. Volunteers & suggestions are always welcome. The plan is to invite our MLA for a small function and also to handover our demand letter with at-least 1000 signatures.
Let’s all be together to form a good society for us.

Good initiative by Govt of India

INDIA ?
The govt. wants people to use this tool to highlight the problems they
faced while dealing with Government officials or departments like Passport
Office, Electricity board, BSNL/MTNL, Railways etc.
I know many people will say that these things don't work in India , but
this actually works as one of our colleague in CSC found. The guy I'm
talking about lives in Faridabad . Couple of months back, the Faridabad
Municipal Corporation laid new roads in his area and the residents were
very happy about it. But 2 weeks later, BSNL dug up the newly laid roads
to install new cables which annoyed all the residents including this guy.
But it was only this guy! Who used the above listed grievance forum to
highlight his concern. And to his surprise, BSNL and Municipal Corporation
of Faridabad were served a show cause notice and the guy received a copy
of the notice in one week. Government has asked the MC and BSNL about the
goof up as it's clear that both the government departments were not in
sync at all.
So use this grievance forum and educate others who don't know about this
facility. This way we can at least raise our concerns instead of just
talking about the ' System ' in India .

Civic Problem - Bangalore
There is no street light , no water supply & no roads....water tankers are having their monopoly and highly demanded business ticons.
There are about 300 apartments nearby but has never seen anybody showing their concern....
I ply everybody to demand their rights and not to accept any kind of negligence from respective civic departments.....
How can somebody will live without basic needs of life. (Water / Street light / Roads )

Garbage Area
Dear Sir,
The garbage area, as all of us know, is not cleared properly/regularly. For all reasons known to us, this creates lot of bad odour for the immediate residents who stay closest. At times our kitchens and dining rooms smell so bad that we can't stay in these areas. We always have to keep our windows and doors closed to keep such odour away. Not only the bad odour but also flies and mosquitoes have become unbearable. On weekends the garbage blocks the drive area completely. This creates inconvenience not only to our residents but also our visitors and guests.
I humbly request you to arrange for an alternate area for collecting garbage, if possible outside the building. Let's make our atmosphere healthy and clean for us and our kids.

TV VOLUME AT NIGHT
Dear Kethanites
Some people are watching TV with very high volume at night odd hours. Yesterday at night 1.30AM, In block-A someone was watching TV with very loud volume. It was so much disturbing that my child got up from sleep.
As there is no common wall in our building, one can hear with clarity that is being played in other's house.

Water supply issues
Hello,
I am also facing the same problem as Mr.Srijit is facing that is i am not getting water in the Bathroom which is located in the Hall which is the most important one as we use it more often. Moreover even if the water tank is full i don't get water here i feel something has to be done ASAP as it is really affecting us. I am facing this problem for quite sometime now. Water Crisis
Hi,
As we all are aware, we are facing a severe water crisis for the past few months. But it has become miserable for the past 1-2 weeks. And to mess it up I am not getting water at all in my Bathrooms & in the dinning Wash basin for the past 4 days!!! But same time it is available in the kitchen / work area as & when the tanker comes. I feel the plumbing has done in such a way that the Bathroom area will get water only when our overhead tank is full to a particular higher level. This may not be happening now a day all the time due to the shortage in getting sufficient no. of tankers. I don't know if this problem is there for all or only for few flats. Request you all to comment & if this is a common problem we need to have a solution.
Also how are we going to come out of this water crisis in general?

Again our drainage chamber has choked:
Last Friday (04/04/08), Due to heavy rain our chamber got choked. We informed to the concern people and get it rectified and paid Rs.500/-

Sakrama penalties slashed
Hi,
The Government has drastically cut the regularisation fee by 80 per cent for illegal sites with an area of up to 60 square metres (20 x 30 ft; there are about 50,000 such sites) and 60 per cent for sites with area 60 to 120 (30 x 40 ft; about 1.5 lakh sites) square metres.
With this cut, the regularisation fee has come down from Rs. 200 to Rs. 40 a square metre for sites up to 60 square metres and from Rs. 400 to Rs. 160 for sites with an area of 60 to 120 square metres in BBMP limits. The Master Plan 2015 will be made applicable for land use in Bangalore.
However there is no reduction of penalty for sites greater than 1200 square feet which is Rs 600/sq m.

Cleaning Maids
Hi
This is inform you that the maids have been appointed for the cleaning of common area and it has come to our notice that few of our residents have approached the maid to do their house-hold work.
We would like to request you not to approach any of these maids for house-hold work because 1.Simulataneously doing building cleaning work & somebody’s house-hold work will not have a quality work for the apartment.
2.Finding a maid within our budget is very difficult and time-consuming.
3.It affeacts the mindset of the maid.
We hope everyone understand the situation and co-oprate.

Ms. Jothi of 202 – B Block has been included as Joint Secretary and she will be part of the Executive Team..

Ms Jothi will be taking care of Security, Maintenance and Cleaning activities - the actual role she need to handle are explained during the meeting.

The MOA for the association will be published by Dhureen and Srini by this Friday (i.e 15th Feb 2008)

The Notice board for the association will be arranged by Chandrasekhar by 10th February 2008.

Krishna Will be arranging the Name board to display the Apartment Owners details by March 10th 2008.

Mr. John will be monitoring the progress of our activities and overall building on a day to day basis and bring to the attention of the executive committee if any thing required immediate action.

We have also decided that the Executive Board Members (President/Vice President/Secretary/Jt. Secretaries/Treasurer) will be meeting every fortnightly and the complete Executive Team on every Month once (i.e First Sunday of Every Month at 9PM) to review the overall progress of our activities.

2. Ms. Jothi has arranged servant maid(s) for us to groom the entire building, would be joining on 11th of Feb, 2008
3. Since our monthly expenditure is increasing day by day due water shortage & motor usages, we decided to increase our maintenance money to 1000/- with immediate effect (from Feb 2008)
4. Those who are not giving the maintenance on or before 10th of every month Rs.100/- fine would be taken with immediate effect.
5. Do’s & Dont’s would be prepared by Mr.Raghavan and paste it on all floors.
6. Subsequent meeting arranged for figuring out the “Secretary Activities issue” by 10/02/2008 10 AM.

The Corridors in Block B is uncleaned for more than 20 days
Hi ,
I would like to bring to your notice that the Corridors have not been cleaned for a long time now. It is really in bad shape. I am told that the sweepers are not to be seen for quite some time now. Requesting you to check on this. I guess we need to schedule a meeting soon so that we can discuss some of the issues that we are facing.

Regarding the New Year Celebration on 20th of Jan 08
Hello,
This is regarding the New Year Celebrations Scheduled on the 20th of Jan. I find that lot of activities are scheduled but wanted to know the approximate money that is going to be spent for this event. How much money has to be contributed by us?
My suggestion would be to keep the function simple inorder to reduce the cost.
