Ideas/Suggestions needed

We would request your suggestions for plug-in some quality standards (or) best practices for our association. Based on that we can prepare a checklist and create process in place for all our activities. For Example: Handling labors (sweapers, Iron wala), water, security, electricity and our maintenance. Also we need to identify SPOCs for each activity. Your valuable ideas are welcome.

Sakrama penalties slashed

Hi,

The Government has drastically cut the regularisation fee by 80 per cent for illegal sites with an area of up to 60 square metres (20 x 30 ft; there are about 50,000 such sites) and 60 per cent for sites with area 60 to 120 (30 x 40 ft; about 1.5 lakh sites) square metres.

With this cut, the regularisation fee has come down from Rs. 200 to Rs. 40 a square metre for sites up to 60 square metres and from Rs. 400 to Rs. 160 for sites with an area of 60 to 120 square metres in BBMP limits. The Master Plan 2015 will be made applicable for land use in Bangalore.

However there is no reduction of penalty for sites greater than 1200 square feet which is Rs 600/sq m.

Cleaning Maids

Hi

This is inform you that the maids have been appointed for the cleaning of common area and it has come to our notice that few of our residents have approached the maid to do their house-hold work.

We would like to request you not to approach any of these maids for house-hold work because 1.Simulataneously doing building cleaning work & somebody’s house-hold work will not have a quality work for the apartment.
2.Finding a maid within our budget is very difficult and time-consuming.
3.It affeacts the mindset of the maid.

We hope everyone understand the situation and co-oprate.

  1. Ms. Jothi of 202 – B Block has been included as Joint Secretary and she will be part of the Executive Team..

  2. Ms Jothi will be taking care of Security, Maintenance and Cleaning activities - the actual role she need to handle are explained during the meeting.

  3. The MOA for the association will be published by Dhureen and Srini by this Friday (i.e 15th Feb 2008)

  4. The Notice board for the association will be arranged by Chandrasekhar by 10th February 2008.

  5. Krishna Will be arranging the Name board to display the Apartment Owners details by March 10th 2008.

  6. Mr. John will be monitoring the progress of our activities and overall building on a day to day basis and bring to the attention of the executive committee if any thing required immediate action.

  7. We have also decided that the Executive Board Members (President/Vice President/Secretary/Jt. Secretaries/Treasurer) will be meeting every fortnightly and the complete Executive Team on every Month once (i.e First Sunday of Every Month at 9PM) to review the overall progress of our activities.

2. Ms. Jothi has arranged servant maid(s) for us to groom the entire building, would be joining on 11th of Feb, 2008

3. Since our monthly expenditure is increasing day by day due water shortage & motor usages, we decided to increase our maintenance money to 1000/- with immediate effect (from Feb 2008)

4. Those who are not giving the maintenance on or before 10th of every month Rs.100/- fine would be taken with immediate effect.

5. Do’s & Dont’s would be prepared by Mr.Raghavan and paste it on all floors.

6. Subsequent meeting arranged for figuring out the “Secretary Activities issue” by 10/02/2008 10 AM.

The Corridors in Block B is uncleaned for more than 20 days

Hi ,

I would like to bring to your notice that the Corridors have not been cleaned for a long time now. It is really in bad shape. I am told that the sweepers are not to be seen for quite some time now. Requesting you to check on this. I guess we need to schedule a meeting soon so that we can discuss some of the issues that we are facing.

Important issues for the summer - All Kethanites

Dear Ketahnites,
 
I would like to share few important things which will effect us in immediate future.
 
We are spending following amount on maintanance
 
Electricity -- 15000/-
Water Tanker --- 12000/-
BWSSB -- 4000/-
Diesel -- 6000/-
Security -- 6000/-
Cleaning & sweeping -- 3500/-
Garbage disposal -- 600/-
Cleaning material -- 400/-
Phone charges -- 100/-
Miscellaneous -- 400/-
TOTAL ----- 48,0000/-
 
while our last month collection of maintanance money was 46,000/- so from last month we are on a deficit budget.This escalation is majorly because of Water tanker, Diesel which are becoming major challenges. Because  the productivity of our borewells has come down drastically and we are  forced to procure 2 tankers every day(each tanker costs 200/-) and this is likely to go up to 3-4 tankers from this month and will continue until monsoon arrives. And frequent power failure is resulting in over dependence on generator and hence escalation in diesel consumption.One more major issue is finding people for cleaning the premises. We have tried  with lot of people but they are not sticking to the job, quoting reason of salary being low. We have offered uptil 1750/- per head which will cost us 3500/month for 2 blocks but until now nobody have taken up the job. We may be forced to pay 2000/- per head which will cost us 4000/- per month.
 
We have started using up our corpus funds because of the deficit. This is detrimental to our long term interest of having a emergency chest. As this is important to maintain,lift,bore well pump, generator, structure maintanance like painting etc. so, my request to everybody is that we will be forced to hike the collection from 700/per month to 1000/month. If not we will have to go for a water rationing which will be a big hinderance to our comfort. please note that our neighbouring apartments are collecting more than 1500/month. We will shortly announce the hike after association meeting. Request all of you to contribute suggestions towards improving facilities.
